Killinghall Grange is situated on Yarm Road, in the village of Middleton St George on the outskirts of Darlington, ideal for commuting to Darlington, Northallerton, Yarm and the rest of Teesside. Major roads easily accessible from the development include the A66 and A67, both less than five minutes’ drive away. The A19 and A1 can be reached in around 15 minutes by car.

For everyday essentials, the village of Middleton St George has a handful of shops situated around The Square, these include two convenience stores, a post office and some independent retailers and services.  

Further shopping opportunities are within easy reach of Killinghall Grange - the nearest supermarket to the development is five minutes away by car. Around 12 minutes’ drive away is Yarm, situated to the east of the development, this attractive town centre boasts a number of independent and specialist stores and boutiques, as well as designer branded stores. In the opposite direction, yet also a 12-minute drive from home, is Darlington. Here, visitors will find a good selection of supermarkets, department stores, high street retailers and independent shops among Darlington’s high street, as well as within its two shopping centres – Cornmill and Queen Street Shopping Centres.  

For dining, Middleton St George offers a coffee shop and several pubs - this includes The Oak Tree Inn – set within walking distance of Killinghall Grange, this family friendly pub includes a large children’s play and outdoor dining area and presents a good range of wine and beers alongside their menus featuring traditional, hearty pub food.  

Nearby Yarm is popular with visitors for its impressive circuit of wine bars and independent restaurants and café, covering a broad depth of cuisines, these include Muse – featured in the Michelin Guide, this café offers a varied menu featuring predominantly French cuisine. For special occasions, there is Judge’s Country House restaurant. Situated on the outskirts of Yarm, and only a 16-minute car ride away from the development, Judge’s is renowned for its formal dining rooms, situated in a beautiful country house hotel, surrounded by greenery. The restaurant features a menu containing traditional dishes with a gourmet twist.  

For families, there are a number of well-regarded schools offering both primary and secondary education within the local area. For children aged 3 – 11, there is St George’s Church of England Academy and providing secondary education are St Aidan’s C of E Academy and Hurworth School.  

The area surrounding Killinghall Grange offers a wide range of entertainment, catering well for all tastes.  

For outdoor and sporting pursuits, there is plenty to explore locally. The semi-rural village includes conservation areas, characterised by greenery and large open spaces which run up to the River Tees. There are also several walks leading from the village, including The Teesdale Way, which follows the River Tees, as well as a popular walk and cycle route (National Cycle Route 14) that explores the route of the original Stockton and Darlington Railway - the world’s first public steam railway – running through a local nature reserve. Middleton St George is also home to several leisure facilities including a cricket club, a community centre – offering a range of leisure activities - a children’s play park with playing fields and a football pitch. There is also the Middleton St George Water Park, which is home to three ponds (formerly reservoirs), where visitors can enjoy water sports including fishing. 

Further leisure pursuits can be enjoyed at Preston Park Museum and Grounds – just over six miles away from the development. Set in the estate of Preston Hall, a grand country house originating from the 1820’s, visitors can explore beautiful, landscaped grounds, a museum featuring permanent and rotating exhibits and a replica Victorian street. In addition to several popular river and woodland walks, the grounds hold access to a skate park and a children's adventure play area. Also popular with families is neighbouring attraction, Butterfly World, which features a tropical rainforest which hosts various exotic trees and flowers as well as up to 120 different species of butterflies and insects. 

Within easy reach of the development is Darlington town centre – home to two multiscreen cinemas, as well as the Dolphin Centre which features ten-pin bowling alleys, a gym, fitness classes, softplay and a swimming pool. 

Middleton St George benefits from excellent transport connections, with access to well-connected roads and good public transport services.  

The A67 road is to the north of the village, linking it to Darlington (via the A66) and Yarm, each within around a 12-minute drive. For those residents of Killinghall Grange commuting to Northallerton via car, this can be reached within 30 minutes via the A167. This development also benefits from good access to the A1, A66 and A19 – providing commuters with further access into Darlington and Teesside.  

For travel by rail, Dinsdale rail station is within walking distance of the development and provides regular services to Middlesbrough, Saltburn and Darlington.  

More extensive routes and rail options are provided via Darlington station – around 12 minutes’ drive from the development, or a 16-minute train ride from Dinsdale station. Part of the East Coast Main Line, regular train services run northbound to Newcastle and Edinburgh Waverley, and southbound to London King’s Cross via York.
