Once you’ve agreed to sell your current place to us, we’ll arrange for two local estate agents to carry out independent valuations. Then we’ll take an average of the 4-week selling price, make you an offer, and you’re free to pick the Bellway home you love – without worrying about price changes on your chosen plot.
Just a quick note: Part Exchange is only available when your existing property is at least 30% lower in value than the net price of the new Bellway home. The scheme is available on selected plots and developments, so have a chat with your sales advisor for all the details.

Just pop into, or contact, the Welcome Centre at your chosen Bellway development. A member of the team will explain how the Part Exchange scheme works, check availability, and help you decide if it’s the right fit for you.
We’ll arrange for two – sometimes three – local estate agents to independently value your home. Then we’ll take an average of the 4-week selling price and make you an offer.
Valuations usually take place within two to three days of your application for our Part Exchange scheme. You’ll need to be available during working hours, and our Part Exchange manager may also pay you a visit.
Your offer is based on an average of the estate agents’ valuations, along with the details they provide – things like photos and room measurements. We average out the two 4-week selling price valuations, while also considering any factors that might affect value (like, if your chimney’s about to fall off).
All the fixtures and fittings of your current place are included, and older homes may need further surveys if they’re more than 10 years old.
As soon as we’ve made you an offer to Part Exchange your current property, you’re free to reserve your new-build Bellway home. Terms and conditions apply, so our team can guide you through the details.
The Part Exchange scheme is available on selected plots and developments, and you’ll need to meet each of the following criteria:

We’ll be selling your current property after we buy it from you, so it needs to be a good, marketable proposition. That means we do have a few requirements in place for homes to be eligible for our Part Exchange scheme.

When we make you a Part Exchange offer it will be valid for 48 hours. After that, your chosen new-build Bellway plot will return to the open market if you choose not to accept it.

*Your current home will be used as part-payment for a brand-new Bellway home, subject to availability, eligibility, and buyer status. Offer available on selected developments and plots only. Independent valuation to be provided by two estate agents local to your home and Bellway will take an average of those valuations to determine the offer price. The eligibility of a property for Part Exchange is dependent on its location being within the operational area of the division.
The scheme will only be available where the existing home being traded is at least 30% less in value than the net price of the new Bellway home to be purchased. Any promoted offer is subject to contract and cannot be used in conjunction with other offers.
We reserve the right not to proceed with the part-exchange if, at any stage before exchange of contracts, information comes to light which materially affects the valuation of the property. This includes, but is not limited to, issues identified through surveys or investigations, such as damp, subsidence, or structural defects. We also reserve the right not to proceed if the condition or circumstances of the property change after the independent valuation has been carried out, for example, in the event of damage to the property, such as fire or flooding.
