The local area

Purpose-built village neighbourhood

This exciting development offers residents the opportunity to become a part of a purpose-build village neighbourhood in the heart of Nottinghamshire, with plans to include a school, health centre, shops, cafés, pubs and other social spaces, all on site.

Designed to create a family-friendly atmosphere, areas of green space will be constructed to encourage walking, cycling and sports, while a vast nature reserve and areas of peaceful woodland are ideal for wildlife spotting.

The homes themselves incorporate modern design features, with contemporary, open-plan rooms, stylish fitted kitchens with selected integrated appliances, and Roca bathroom suites. Externally, each plot will benefit from a private rear garden, as well as a garage or off-street parking.

Leisure

Bordered by an abundance of green countryside, Berry Hill boasts an enviable setting to enjoy the outdoors, with a handful of nearby public parks which are ripe for exploration. Berry Hill Park features its own café, a fully-equipped play area for children and notable outdoor sporting facilities, while Thieves Wood – less than one mile away – promises a tranquil and picturesque walking trail and is popular with cyclists.

King George V Recreation Ground is just 1.5 miles from Berry Hill Park and presents a wildflower meadow and signposted woodland walks, as well as a play area, football pitches and even a pitch and putt golf course.

Residents will find excellent local amenities close to home, with a range of convenience stores and everyday services within a short drive. Just 1.5 miles from Berry Hill, there are two supermarkets, a large, state-of-art gym, multiplex cinema and an excellent range of family restaurants.

Less than one mile from Berry Hill is the AA Rossette award-winning Refined restaurant, which is well-known in the area for its consistently high standards. Serving a seasonal menu of British dishes with a modern twist, Refined also hosts regular themed evenings, giving guests a chance to try a smorgasbord of international cuisines.

Slightly further afield at just three miles from the development, the market town of Mansfield has an unrivalled shopping scene and a range of cultural attractions, not to mention a vibrant nightlife, a theme park, petting zoos, and of course a bustling traditional market at its heart.

Education

Ideal for growing and mature families, an on-site primary school for up to 420 children and 56 infants is planned for Berry Hill, which will complement the area’s reputation for quality education. Older students are also catered for with the exceptionally well-regarded Vision West Nottinghamshire College, having recently undergone a £50 million redevelopment. The college can be reached in just a few minutes via the community bus service, or within a walking distance of around 15 minutes.

Transport

Berry Hill is conveniently located for commuters, with access to motorway networks and reliable public transport services nearby. A community bus service operates from the entrance of the development, providing easy access in and around Berry Hill, including to the nearby college and supermarket.

Major towns and cities can be reached via the M1 (15 minutes), and the M42 (4 minutes), while the A60 provides routes into Hucknall and Nottingham in around 15 and 30 minutes respectively. Smaller road links such as Sherwood Way enable travel to Sutton-in-Ashfield in around 10 minutes, while the A617 will take residents into Newark on Trent in 35 minutes.

For travel by train, Mansfield station is just over two miles away, and provides regular services to Mansfield Woodhouse, Worksop and Nottingham.
