The Withers is nestled in the verdant Northumbrian countryside, one mile from the village of Stannington, around five miles south of Morpeth and around 12 miles from Newcastle upon Tyne. The nearest train station is Morpeth.

Well-regarded schools within convenient reach of the development include Stannington First School, Morpeth First School, Whalton Church of England Primary School and Morpeth Newminster Middle School. For secondary-age students The King Edward VI Academy in Morpeth and Cramlington Learning Village are both 15 minutes’ away by car.  

Northumbria University and Newcastle upon Tyne University are both around 12 miles away. 

Moorhouse Farm Shop is just over a mile from The Withers. It stocks a selection of locally produced meat,  fresh vegetables, dairy products and home baked breads and cake. There’s also a play area for children. 

Morpeth – five miles away – is the nearest town and boasts a good variety of shops, including department and chain stores, boutiques and independent retailers. It also has a popular weekly market and a monthly farmers’ market. 

Manor Walks shopping centre in Cramlington is 11 minutes’ drive from the development and is home to a range of retailers, restaurants and coffee shops.  

The bright lights of Newcastle city centre and its shopping destinations – Eldon Square, Northumberland Street and Grainger Town – can be reached in less than 25 minutes by car. 

Residents of The Withers will find a wealth of leisure opportunities locally, such as horse riding in the rugged Northumbrian countryside, or paddle boarding off the coast at Tynemouth and Whitley Bay. Plessey Woods Country Park and Whitehouse Farm Centre are popular with families, and both are less than 10 minutes’ drive from the development. 

Morpeth Riverside Leisure Centre (five miles away) provides a range of facilities – including a gym, swimming pool and fitness studio; Concordia Leisure Centre at Cramlington (around six miles away) has a pool and gym, but also offers squash courts, a bowling alley, a climbing wall and a sports hall. 

The nearest multi-screen cinema can be found at Cramlington, while slightly further afield, Newcastle city centre is home to several cinemas, theatres and live music venues. 

The nearest railway station is Morpeth, less than five miles away, with trains running from there to Cramlington, Newcastle, Durham, Berwick and Edinburgh, among other destinations. Journey time to Newcastle Central Station from Morpeth is around 15 minutes. 

Major roads easily accessible from the development include the A1, the A189 and the A19. Newcastle International Airport is around nine miles away via the A1 and the A696.
