Ingleby Manor is located in Ingleby Barwick, around three miles from Yarm, five miles from Stockton and seven miles from Middlesbrough. The A19 is five minutes by car from the development and the A66 around 10 minutes' drive away.

Education

There are several well-regarded schools in the local area. For younger children, Ingleby Mill Primary School is less than 10 minutes’ walk from the development, while slightly further afield, St Thérèse of Lisieux Catholic Primary School is also within walking distance. Barley Fields, Myton Park and Winstone Primary schools are a short car journey away. Secondary schools include Ingleby Manor Free School and Sixth Form (for pupils aged 11 – 19 years), which is virtually on the doorstep of Ingleby Manor, and All Saints CE Academy (for students aged 11 – 16 years), which can be reached in around five minutes by car. Stockton Riverside College, five miles away, and Darlington College, 13 miles away, both offer a range of further and higher education programmes, apprenticeships and vocational courses.

Shopping

Residents will find several supermarkets and convenience stores within five minutes’ drive of the development, and a greater variety of shops in nearby Thornaby. Yarm, three miles away, hosts a regular farmers’ market and is a popular choice with visitors, attracted by its picturesque cobbled high street with its array of independent stores, restaurants and cafés. Stockton and Middlesbrough can be reached within 10 minutes by car, while Darlington is 25 minutes’ drive away. All have busy commercial centres, offering a mixture of modern shopping malls, well-known department and chain stores, boutiques and specialist retailers.

Leisure

For sports fans, Ingleby Barwick Community Hall hosts a number of fitness classes, as well as regular activities and clubs for children and adults. A new leisure centre is due to open next to All Saints CE Academy in summer 2020, which will provide a range of facilities, such as a health and fitness suite, swimming pool and gym, but in the meantime Thornaby Pavilion (three miles away) is home to a gym, sports hall, sports courts and fitness studios, Thornaby Pool offers swimming and aqua fit classes, while Splash at Stockton has a swimming pool, sports hall, gym and exercise spaces.

Football pitches are located at Harold Wilson Recreation Centre (five minutes’ drive away) and at Littleboy Park (around 10 minutes’ drive away). There are also four golf courses within 15 minutes’ drive of Ingleby Manor. Romano Park, a mile from the development, has a well-equipped play area for children, and is next door to Barwick Pond Local Nature Reserve. Preston Park Museum and Grounds – around 15 minutes’ away by car – is popular with families, staging a wide range of activities and workshops for youngsters and adults throughout the year. It also has an adventure play area, skatepark, miniature railway and replica Victorian street.

The nearest cinema is at Teesside Park, six miles from the development, which is also home to a bowling alley, as well as to a number of restaurants and shops, while the closest theatres can be found  in Yarm – the Princess Alexandra Auditorium and Friarage Theatre – and in Middlesbrough.

Transport

Major roads easily accessible from the development include the A19 for Stockton and Middlesbrough to the north, and Thirsk, York and Doncaster to the south, and the A171 for Whitby and Scarborough. The A66 for Penrith and the Lake District can be reached in 10 minutes by car, and the A1 for Durham, Newcastle, Leeds and London is around 25 minutes’ drive away.

Yarm train station is less than three miles from the development and from there regular services run to Middlesbrough, York, Leeds and Manchester. Durham Tees Valley Airport is around eight miles away via the A67 and Newcastle International Airport is around 52 miles away via the A1.
