Barton Meadows is located in the village of Ryhope, four miles from Sunderland city centre, 18 miles from Newcastle upon Tyne and 26 miles from the centre of Middlesbrough. The nearest train stations are Park Lane Metro station and Sunderland mainline station around four miles to the north, and Seaham train station around four miles to the south.

Major roads within convenient reach of the development include the A19 and the A1. Teesside International Airport is around 32 miles away via the A19 and the B1278. Newcastle Airport is 30 miles north.

Ryhope is a well-connected, coastal village, ideal for those seeking a semi-rural way of life, while still being close to the attractions of both Seaham and Sunderland. 

Ryhope village itself has some interesting amenities on offer, for instance, Ryhope Engines Museum is set within a beautiful Grade II listed building, featuring two working 100 horsepower steam engines. For something a bit sportier, Ryhope has its own cricket and football clubs, while fitness fans might enjoy a visit to nearby Silksworth, less than three miles from the development, where visitors can enjoy a leisure centre and separate ski and sports complex. Silksworth Community Pool, Tennis and Wellness Centre features a gym, swimming pool, fitness studio, eight indoor and 10 outdoor tennis courts, while Silksworth Sports Complex and Ski Slope boasts three ski slopes for snowboarding and skiing, a 3G artificial football pitch and fully equipped athletics track.  

For a trip to the seaside, Ryhope beach is only five minutes’ drive from home, while Seaham Beach is just an 8-minute drive away.  

Seaham is the nearest coastal town, featuring a stretch of award-winning sandy beach. Visitors can enjoy a stroll along the promenade, try traditional fish and chip restaurants or visit the marina where they can spot boats from its pavement cafes. Special occasions are catered for via Seaham Hall luxury hotel, with its award-winning spa and two notable restaurants. The Dining Room features locally sourced dishes inspired by the coast and countryside, while Ozone serves Pan-Asian cuisine. 

A vast array of culinary restaurants and other attractions are on offer via nearby Sunderland city centre. Popular leisure attractions include museums, a theatre, multi-screen cinema, an aquarium, as well as the Stadium of Light – a Premier League football stadium and state-of-the-art music venue.  

For everyday essentials, there are several shops, including two supermarkets, within walking distance of Barton Meadows. The nearest shopping centre is Byron Place – around 10 minutes’ drive from home. This local shopping mall houses a selection of well-known retailers and eateries.  

Sunderland centre is only four miles away, and ideal for those in search of a wider range of retailers. The city offers a good mix of high street names, boutiques and independent stores. 

Slightly further afield, though accessible within only a 13-minute drive, is Dalton Park Outlet Centre – the largest outlet shopping destination in the north east - home to 65 stores, selling over 200 different designer labels and brands, from lifestyle and beauty to clothing, homeware, and beyond.  

Ideal for commuters, Barton Meadows benefits from excellent transport connections to towns, cities and major work hubs throughout the north east region, by road, metro and rail.  

Major roads within easy reach of the development include the A1 and A19 - making Barton Meadows particularly ideal for professionals travelling to city centres such as Sunderland (11 minutes by car), Durham (22 minutes by car), Newcastle (approximately a 28-minute drive) and Middlesbrough (around 30 minutes).  

For public transport, the nearest metro station, Park Lane Metro Station, can be accessed within an 11-minute drive from the development - providing direct routes into destinations across Sunderland, Gateshead and Newcastle. Sunderland station is the closest mainline railway station, also 11 minutes’ drive away, or alternatively, only one metro stop from Park Lane. The station offers services to destinations such as Newcastle, Middlesborough, York and London. Meanwhile, Seaham train station is of a similar distance from Barton Meadows and has connections to Newcastle and Middlesborough, via Hartlepool.  

Those requiring air travel will also be spoilt for choice, with Teesside International Airport just over 40 minutes away by car, and Newcastle International Airport, a 43-minute drive via the A1, or around a 56-minute metro journey with services running direct from Park Lane.  

Residents of these new homes in Sunderland are well-catered for, with well-regarded schools close to hand - covering primary through to higher education.  

For young children, St Paul’s CE Primary School is just over 10 minutes’ walk from the development, while, for older students, a mix of secondary can be found within a short drive. 

Those who choose to continue their study may consider nearby Sunderland College, which offers a range of apprenticeships, A levels, further and higher education courses.  Barton Meadows is also in a really convenient location for higher education students, studying at any of the region’s universities. The University of Sunderland, for example, has its own metro stop and is only a one-minute journey from Park Lane station (the nearest to the development), or around a 10-minute drive from home. Further universities are also within easy reach via bus, road and rail, with Durham University just over a 20-minute drive from the development, and three further universities - Teesside, Northumbria and Newcastle - each around a half hours’ drive away.
