Zero-deposit mortgages for first-time buyers

No, you’re not dreaming. It really is possible to buy a home with no deposit, thanks to schemes and housebuilder incentives that can add up to a zero-deposit mortgage. That’s music to your ears if you’re a first-time buyer.

Here’s everything you need to know about how you could take a deposit-free shortcut to your new Bellway home.

What is a zero-deposit mortgage?

Zero-deposit mortgages, or no-deposit mortgages, are pretty much exactly as they sound: a mortgage to buy a home, without having to put down a deposit upfront. That means you skip the slog of saving for a first-time buyer mortgage deposit (phew).

The way they work depends on the individual product, but you could get a mortgage for 100% of your home’s value – like the Track Record mortgage for people who are currently renting – or you might be able to combine a low-deposit mortgage with a housebuilder deposit contribution, which can cover the whole cost.

When you buy a Bellway home you’ll have the option to work with an independent mortgage advisor for free*, which could unlock the mortgage that’s the right fit for you.

What are the benefits of a zero-deposit mortgage?

No deposit? No problem. If you choose to take out a zero-deposit mortgage to buy a home, you’ll get to:

  • skip the tedious process of saving towards a mortgage deposit
  • buy a home sooner, meaning fewer months or years of paying rent – or living with parents
  • bring your future plans closer as you can get the home you want (or need) now

No mortgage is one-size-fits-all though, and mortgages with no deposit are just one of many routes you could take to buy your first home. There might be a more suitable option out there for you and working with an independent mortgage advisor is a great way to find it.

Zero-deposit mortgage options to consider

The first-time buyer mortgage market can change as often as the British weather, and products come and go all the time – but if you’re exploring no-deposit mortgages right now, here are two exciting options for you to think about.

Perenna 95% mortgage

At many Bellway developments, we offer up to 5% deposit contribution on selected new homes. If you combine this incentive with a 95% mortgage, you’ll have the full cost of your new home covered. That’s your feet on the property ladder - without the hurdle of saving for a deposit.

Perenna is one lender currently offering 95% mortgages, and they’re only available through independent mortgage advisors. Have a chat with your Bellway sales advisor if you’d like to explore this option as they can let you know which incentives are available, and put you in touch with one of our panel of trusted mortgage experts who can walk you through the next steps.

Track Record mortgage

When you’re paying rent, saving for a mortgage deposit can feel a bit tricky (and that’s putting it mildly, we know). Skipton Building Society has recognised the deposit-saving struggle and offers the Track Record deposit-free 100% mortgage for renters aged 21 and over who want to buy a home. In short, you’ll be paying your own mortgage, and not someone else’s.

To be eligible you’ll need to have rented a property for at least a year, within the last 18 months, and be a first-time buyer or not owned a home for three years. You can put down a small deposit if you’ve got one saved, but it can’t be more than 5%.

Have a chat with a mortgage expert

There are thousands of mortgages out there on the market, and one that’s right for you. The expert advisors at New Homes Mortgage Helpline are here to help you find it. They’re one of the UK’s leading specialists in mortgages for new-build homes, and if you’re buying with Bellway, you can use their service for free. Hit the button below to get started.
