The town of Swinton lies approximately five miles northwest of Manchester city centre. The Brackens can be found just off the A580 East Lancashire Road.

The flourishing Monton village lies about ten minutes’ drive from the development, and is renowned for its choice of independent retailers in addition to fashionable restaurants, cafés and bars, many of which are situated along Monton Road. These include Blacksticks, which offers a European-inspired menu of tapas, steaks and seafood, and Vintage Ambience, an all-day dining and cocktail bar that serves brunches, afternoon teas and evening dinners, alongside an extensive cocktail choice.

Approximately six miles from The Brackens is the Trafford Centre, boasting over 200 high street and designer stores, and family-friendly dining outlets. Further afield, Manchester city centre incorporates several commercial districts with shopping and restaurants to suit all tastes.

For walking, running and cycling, Livia park, situated a short drive from The Brackens, offers extensive green spaces with paths and cycleways, in addition to children’s play areas and public sports facilities.

For football fans, Manchester United’s stadium, Old Trafford, is situated less than five miles from The Brackens; Etihad Stadium, home ground of Manchester City FC, lies about 20 minutes away by car.

Manchester city centre, renowned for its diverse arts and culture scene and legendary musical heritage, boasts a wealth of prominent live music venues and theatres, which range from intimate clubs to large arenas that regularly host major international acts.


Families at The Brackens are served by several well-regarded schools located nearby, a number of which are within walking distance.

The Deans Primary School, Moorside Primary School and Moorside High School can all be reached in less than a 15-minute walk from the development. Younger pupils are also served by St Peter’s CE, St Charles’ RC and Broadoak primary schools. Branwood Preparatory School provides an independent education for children aged three to 11, and can be found around five minutes away by car.

The Co-op Academy, approximately a mile from The Brackens, additionally serves older students in the area.

Further education is provided by Salford City College, which has several campuses; the nearest campus to the development is Eccles Sixth Form College, less than 15 minutes’ walk away.
