Learn about the

The Government has announced an extension to the stamp duty holiday that is available on homes up to the value of £250,000.^ This could save homebuyers purchasing a house - at any price in England - up to £2,500, if you complete on your new home by 30th September, 2021.

What is the stamp duty holiday?

Stamp duty land tax (SDLT) is a fixed sum of money paid to the government upon purchase of freehold property or land. The government has now increased the lower stamp duty threshold from £125,000 to £250,000 for purchases in England and Northern Ireland.

Anyone purchasing a property below £250,000 in England can now benefit from the recently extended stamp duty holiday, meaning both first-time buyers and those moving into a new property are exempt from paying stamp duty until 30th September, 2021. Anyone buying a home over £250,000 will also benefit from the stamp duty holiday with a reduction in their SDLT of £2,500.

After this date – from the 1st October – the starting rate of stamp duty will then return to the usual level of £125,000.

Stamp duty is payable upon completion of the purchase, so those who have exchanged contracts and not yet completed can still benefit from the change. Homebuyers can also continue to take advantage of both Help to Buy and Bellway’s Express Mover scheme (where applicable), while the stamp duty holiday is in place.

How much could you save?

The amount you could save during the stamp duty holiday will depend on the cost of your new home. These examples can give you an idea of how much you could save when purchasing any home valued below the new stamp duty threshold of £250,000. You will still need to pay stamp duty on any home worth more than this, or if it is a second home/investment property, however the amount you pay will be reduced during the stamp duty holiday period.
