Better from the ground up

On selected new Bellway developments, we’ll be building homes with timber frames instead of masonry, or ‘brick and block’ structures. There are lots of great reasons why we’re doing this, and we think they’re pretty exciting, even if the intricacies of construction methods aren’t really your thing:

  • Homes built with timber frames are warm, durable, and energy efficient
  • They’re more sustainable to produce, because timber is a renewable resource
  • The amount of carbon that timber absorbs throughout its lifetime offsets the amount of carbon needed to process it
  • We built most of our timber frames in our very own factory in Britain
  • A new tree is planted for every tree we use to build our timber frames

Introducing Home Space

Timber-frame homes are nothing new, but we’re putting a modern spin on them. Many of our kits are built in our factory, Bellway Home Space in Mansfield, using state-of-the-art robotic machinery alongside dozens of people who keep everything running smoothly.

Because we can design and build our own timber frames from start to finish, we know they’re up to our high standards. They’re then safely transported to our developments for our site teams to carry on the construction process.

One, two, tree

Every tree that’s cut down to use for our timber frames is replaced by a sapling. You can look forward to sleeping like a log in your cosy new home, built with responsibly sourced and sustainable timber.

Built to love, and to last

Using timber frames for our homes means that we can build them more quickly, trimming weeks off the construction process so you’ll be enjoying your new Bellway home sooner. But while we’re cutting time, we’re never cutting corners.

Timber-frame homes offer exceptional durability and excellent thermal efficiency – in other words, they’re strong, warm, and ready for everything a busy household can throw at them.

FAQs about timber-frame homes

What’s the difference between timber-frame homes and any other type of home?

As the name suggests, timber-frame homes have a timber framework as their main structural support. They’re fully insulated and covered with plasterboard on the inside, and a layer of bricks on the outside, so they look just the same as ‘brick and block’ homes which have an internal structure of concrete blocks instead.

Are timber-frame homes new?


Not at all. Humans have been building timber-frame homes since the Middle Ages, and you might be surprised to know that timber frame is now the most popular method of construction in the world. More than 70% of the global population lives in timber-frame buildings, from log cabins in snowy Scandinavia to the traditional fachwerk homes of Germany, and Japanese homes built using techniques of joining wood without screws.


We’ve been building Bellway homes with timber frames in Scotland for many years now and we’re really looking forward to bringing them to more of our new developments across Britain. Don’t worry, our timber-frame homes are a lot more modern than the ones our Medieval ancestors would have lived in.


Will I notice anything different about my timber-frame home?


Not from the outside, but on the inside you’ll find sharp corners and smooth walls that will make decorating your new Bellway home a breeze.


Make sure to use special plasterboard fixings for hanging light items like small picture frames in your timber-frame home. For heavier items like mirrors, use wood screws directly into the timber structure which you can locate with a stud finder. Always make sure to check for wires and pipes behind the plasterboard before you drill any holes too.

Will I need a special mortgage or insurance for a timber-frame home?

Mortgage lenders and home insurers don’t see timber-frame homes as being different to any other type of home, so you won’t need any special mortgage or insurance product. Just have a chat with your sales advisor if you’ve got any questions about buying a Bellway home with a timber frame.

Are timber-frame homes being built on all Bellway developments?


For the time being, we’re only building homes with timber frames on selected Bellway developments in Scotland, and within a certain distance of our Home Space timber frame factory in Mansfield as we need to be able to transport the structures safely and sustainably.


Your sales advisor can let you know whether the homes at your preferred Bellway development will be built with timber frames, or where you can find the nearest development with timber-frame homes if you’d like to go and take a look.
