Fire Safety

Bellway has agreed a voluntary pledge with the Department for Levelling Up, Housing and Communities (DLUHC) in relation to historical fire safety issues on buildings in England where Bellway has played a role in their development.

For buildings in Wales, Bellway has signed up to the Developers' Pact with the Welsh Government. Similar in regard to the Pledge in England, this is a commitment to remediate buildings over 11 metres in height with life critical fire safety issues, which were constructed in Wales since 5 April 1992.

Our commitment

Bellway agrees with Government that leaseholders should not have to pay for any costs associated with necessary life-critical fire safety remediation work arising from the design or construction of buildings they live in and has therefore entered into a pledge with DLUHC that we will:

  • Fund, undertake or procure at our own cost as quickly as reasonably possible all necessary remediation or mitigation work to address life-critical fire safety issues arising from design, construction or refurbishment defects on buildings above 11 metres in England which Bellway played a role in developing or refurbishing that have been built by the Group since 5 April 1992. The standard of remediation will be assessed proportionately to the standard as articulated in the PAS methodology and other relevant industry standards to ensure that affected buildings meet a life-critical safety standard;
  • Withdraw any buildings that we have played a role in constructing from the Building Safety Fund and ACM Funds, and reimburse any costs incurred to date by those funds; and
  • Publish the pledge on our website, and agree a process with DLUHC for contacting building owners of buildings falling within scope, of the pledge, to agree the steps required to meet its objectives.

On the 7 October 2022, Bellway signed up to the Developers’ Pact with the Welsh Government. Similar in principle to the Pledge in England, this is a commitment to remediate buildings over 11 metres in height with life critical fire safety issues, which were constructed in Wales since 5 April 1992. The details of this agreement are still being finalised and we expect they will follow the Pledge agreement above. We will be contacting building owners and/or managing agents for developments in Wales where we are aware of life-critical fire safety issues.

Important Information

If you live in a development where building safety remedial work is currently taking place, or where building safety issues have been identified, Bellway will be directly liaising with your building owners and/or managing agents.

All Bellway developments are sold with the benefit of a 10-year NHBC Buildmark warranty. You should check your policy documents, including NHBC Buildmark, to see if you have the right to claim. In most cases, Managing Agents would make this claim on behalf of all leaseholders. Bellway is not the policyholder so is unable to submit a claim on your behalf.

Due to the complex nature of building safety, we are unable to deal with individual leaseholder requests. Therefore, any questions relating to building safety should be directed to your managing agent in the first instance, for them to communicate with Bellway directly (information for building owners). Bellway will communicate with the Building Owners/Managing Agents in relation to our commitment and will ensure leaseholder/resident communication is managed through them to ensure all residents are informed at the same time.
