Bellway’s Approach to Building Safety

Fire Safety

As a responsible and trusted developer, building safe homes is our biggest priority. For over 75 years, we have been building high quality homes that people are proud to own and call home.

Bellway takes its responsibilities to all stakeholders very seriously, and this includes our obligations for the safety of all residents. Following the Grenfell tragedy in June 2017, we proactively instigated a full review of our high-rise portfolio and identified buildings with ACM cladding. We are now engaged in a complete programme of works to remediate those buildings.

At the time of construction, all Bellway developments met the required building regulation approvals and were sold to customers with the benefit of a 10-year NHBC Buildmark warranty. As a responsible developer, Bellway signed the Government’s Building Safety Pledge in April 2022, and after extensive and constructive engagement with its Department for Levelling Up, Housing and Communities, Bellway subsequently signed the Self-Remediation Terms in March 2023. Bellway remains committed to realising the terms set out in the contract and will remediate all buildings where life critical safety defects are identified and require works to address the level of risk posed. Bellway has a dedicated Building Safety Division, looking at remediation for buildings where life critical fire safety issues have been identified. The Division is tasked with ensuring that Bellway complies with the Building Safety Pledge.

To support leaseholders and residents on developments built by Bellway and where there are concerns with building safety, we are proactively working with managing agents and/or building owners to address these concerns and will be providing updates for leaseholders and residents through them.

If you live in a development where building safety remedial work is currently taking place, there will be appointed Resident Liaison Officers who are responsible for communicating with residents and leaseholders around the ongoing works and will address any issues on site.

Bellway has announced that it has signed the Self-Remediation Terms with the Department for Levelling Up, Housing and Communities (DLUHC), and is in relation to historical building safety issues on apartments in England where Bellway has played a role in their development.
