HOMEBUY DIRECT is the affordable way to own your own home.The Homes and Communities Agency is working in partnership with Bellway to provide affordable homes through HomeBuy Direct as part of the Government’s low cost home ownership initiative.

How does Homebuy Direct work?
  • With Homebuy Direct you can buy a new home on a selected Bellway development with assistance from the Homes and Communities Agency (HCA).
  • Homebuy Direct enable you to take out an affordable mortgage (for a minimum 70% of the total purchase price) on which you can make repayments in the normal way. The rest of the purchase price will be paid for with equal loans from HCA and Bellway.
  • Under Homebuy Direct HCA and Bellway have an entitlement to a share of the future sale proceeds equal to the same percentage contribution that assisted your purchase. When you sell your home you will repay the Homebuy assistance from a share of the sale proceeds. So, for example, if your purchase was assisted with a 30% contribution, the repayment will be 30% of the total value when it is sold.
  • For the first five years of the scheme there is nothing to pay on the amount that has been contributed to your purchase. After five years you will pay an annual fee on the outstanding amount of the loans from HCA and Bellway.
  • After 12 months of ownership you can also choose to make part repayments (‘staircasing’) of the HomeBuy Direct assistance at the prevailing market value. The minimum additional repayment is 10% of the market value.
  • Importantly, under the scheme you will legally own 100% of the property from day one.
