High speed rail services to London St Pancras call at Snodland, less than 15 minutes’ drive from the development, while services to London Victoria and Blackfriars operate from West Malling station, around five minutes away by car. Gatwick Airport is 40 minutes’ drive from Sixty Three via the M25.

Education
There are a number of well-regarded schools locally that cater for children of all ages. For younger pupils these include Kings Hill School, Valley Invicta Primary School at Kings Hill and The Discovery School. Aylesford School – Sports College and The Malling School welcome secondary and sixth form pupils, while selective schools in nearby Maidstone include Oakwood Park Grammar School (boys), Maidstone Grammar School (boys), Invicta Grammar School (girls) and Maidstone Grammar School for Girls.

Mid-Kent College has a campus in Maidstone less than nine miles away and provides a range of vocational courses, while West Kent College in Tonbridge, around 11 miles from the development, offers apprenticeships, A level and degree programmes.

 

Shopping
Kings Hill has its own commercial area centred on Liberty Square, while beyond the village, West Malling, a short drive away, offers a selection of independent and high-street shops.

Maidstone, nine miles to the east, is home to a variety of department stores, well-known chains, boutiques and specialist retailers within its main centres – Fremlin Walk, The Mall and The Royal Star Arcade – as well as along Week Street, High Street and Gabriel’s Hill.

Further afield, Royal Tunbridge Wells offers a wealth of retail therapy across its historic town centre. Destinations such as the Georgian Pantiles with its luxury boutiques, cafés and independent stores, Royal Victoria Place shopping centre, High Street, Calverley Road and Chapel Place attract visitors from across the country and beyond.

 

Eating and drinking
Kings Hill has a village pub, as well as a coffee shop, restaurants and takeaways all situated within Liberty Square. The local area and wider region boasts myriad restaurants, cafés and traditional inns catering to a wide variety of tastes, such as The Hungry Guest in West Malling and The Kings Arms in Offham, both three miles from the development, The Hengist in Aylesford, six miles away and the award-winning seafood restaurant Fish on the Green in Bearsted 12 miles away. Fine dining enthusiasts will also find a Michelin-star restaurant – The West House – in Biddenden, 22 miles to the south of Sixty Three.

 

Leisure

In addition to Warren Woods Nature Park, which is located within Kings Hill, nearby open spaces include Manor Park Country Park in West Malling, Teston Bridge Country Park and Haysden Country Park in Tonbridge. Mote Park in Maidstone covers more than 450 acres and is home to children’s play areas, a model railway and model boat club on the 30-acre lake, as well as regular events such as outdoor theatre and music festivals.

Lockmeadow in Maidstone is home to an eight-screen cinema a bowling alley, a trampoline park and several popular chain restaurants, as well as to the town’s twice weekly market. The Hazlitt Theatre, also in Maidstone, hosts a comprehensive programme of live drama, music, comedy and family shows. Other cultural venues within easy reach of Kings Hill include the Stag Community Arts Centre in Sevenoaks, half an hour away by car, which has a cinema, theatre and performance area, and the EM Forster Theatre in Tonbridge, 10 miles away.

 

Transport
West Malling Railway Station is around five minutes’ drive from Sixty Three and from there, regular services run to Ashford International (37 minutes) and London Victoria (50 minutes), among other destinations. Snodland Railway Station, around 15 minutes’ drive away is useful for high speed rail connections to London St Pancras International (45 minutes direct and 50 minutes changing at Strood).

Local bus services connect Kings Hill with West Malling, Maidstone and Royal Tunbridge Wells.

Road links with the surrounding area are excellent. The A26 for Maidstone, Tonbridge, Royal Tunbridge Wells and Newhaven is five minutes’ drive away, the M20 for Maidstone, Ashford and Folkestone is less than 10 minutes away and the M25 London Orbital can be reached in around 20 minutes. The nearest airport is Gatwick, 40 minutes away by car via the M25.
