Bellway awarded highest rating by HBF

Bellway has been awarded five-star status by the Home Builders Federation, confirming the developer’s place among the country’s elite house-builders.

The award is the highest accolade a new homes developer can receive. HBF ratings are based on feedback from customers in the weeks after they move into their new home. Only a small handful of housebuilders achieved five-star status this year.

Bellway Chief Executive Ted Ayres attributed the success to a ‘culture of customer care’ within the business.

He said: “The customer sits at the heart of our business. Every department, from land purchase, through to design, construction, sales and aftercare, is fully aware of their role in the journey which our customers embark on when they purchase a Bellway home.

“Five-star service is part of our culture and we are continually striving to improve.”

More than nine out of ten customers said they would recommend Bellway to a friend last year. Bellway achieved 8,721 sales completions in its financial year ending in July 2016, whilst maintaining a focus on quality, with 43 of the Group’s site managers awarded NHBC Pride in the Job Awards.

Second Step to Your Home for Life at Kingley Grange

Home owners looking to take their second step on the property ladder have seen affordability improve in the past twelve months due to higher equity levels, according to the latest Lloyds TSB Homemovers Review. Increased optimism in the market is spurring many potential buyers to seriously consider their next rung on the ladder. For those looking to take that step up from their first property, Bellway Homes are offering a selection of comfortable family houses at Kingley Grange in Rayleigh, Essex perfect for those who are seeking good value and a great location.

Karen Coulson, sales director of Bellway Homes Essex comments: “The spacious houses at Kingley Grange are proving popular with those seeking to move up the property ladder, for example couples with growing families who are moving out of London to get more for their money. We are finding that many second steppers are now moving from that two bedroom city apartment straight up to a four or five bedroom home that they can see themselves living in for the long term without an interim move, to save on the costs of moving.”

Sister Act gets Rothwell twins on the property ladder

Having struggled to get their feet on the property ladder as individuals, twin sisters Elizabeth and Loren Kitchen combined their resources to buy an apartment on Bellway’s Fenton Park development in Middleton, Leeds.

Like thousands of other young people, the sisters, 24, wanted to buy their own homes, but simply couldn’t raise enough money for a deposit.

Loren, who works as a reservations agent at Nexus Rental in Pudsey, said: “We quickly realised that neither of us had any chance of buying a house alone, but together we would do just fine – and thankfully we’ve always been really close.Together Elizabeth and Loren were able to purchase a spacious two double bedroom en-suite apartment and their combined deposit meant that their mortgage payments are now lower than most would pay in rent for a similar property.

Belverdere Park Tempting Buyers to Cross the River for a Great Home

Bellway Homes’ Belvedere Park scheme is offering first time buyers a wonderful opportunity to buy a beautiful new home, join a new community and enjoy the great open spaces and local nature reserve.

Belvedere Park tempted first time buyer Damian Fichardo and his family to move south of the river and they were both pleased and surprised to discover an established and friendly community.  Damian, his wife Karolina and young daughters Nicola and Marika recently welcomed London Mayor Boris Johnson into their home and explained to him how First Buy, through the Mayor’s ‘First Steps’ scheme has enabled them to buy their first home.

Speaking about buying at Belvedere Park, Damian commented “Before we moved we had been living in Haringey and Watford in affordable rental properties but really wanted to buy our own home.  I work for Transport for London but neither my wife nor I qualified for key worker or local resident assistance schemes.  We were delighted when we learned that we could apply to buy a home using First Buy and began to look for a suitable property.

When Neighbours Become Good Friends at Mayfield Park

When Sundar (38) & Priya (37) Ganesh and their nine year old daughter, Lakshana moved into their four bedroom house at Mayfield Park, in Carshalton Beeches with Bellway Homes’ Help to Buy scheme, they were so delighted that they recommended the house next door to their old neighbours, to be reunited again.

Sundar explains, “My wife and I were renting an apartment in Croydon for six years when we decided to purchase our first home in Carshalton Beeches. Our daughter really wanted to continue her education locally, and we ideally wanted her to be in the catchment area of Sutton Borough for her next steps. We viewed pictures and the plans of the four bedroom home we desired and put the deposit down there and then with aid from the Help to Buy scheme. We were very happy that the whole process took less than four months, it went by so smoothly.”

“Our rent used to be £1,150 a month, but now we are paying slightly above our usual rent, which is great as all that money is going straight to our mortgage so nothing is wasted. We also always wanted a new build, as we feel the quality and size is far better than a second hand property. All the maintenance and finishing is done, it looks like a show home, I won’t need to do anything to the house for at least another 10 years!”

Another successful purchase with Help to Buy

So much has been written about the government backed initiative, Help to Buy, and it proved to be a very positive experience for Ross and Charlotte (Charlie) Marshall who bought at the Bellway Homes’ Abbotswood development in Romsey.

“We had lived in Romsey before then moved to Nether Wallop which was more convenient for work, but we decided to move back to Romsey,” explains Charlie. “Our former property was really a DIY project so to now have a brand new home is just fantastic. It is the first time we have bought new and as far as I am concerned it is perfect.”

Ross and Charlie bought a three storey townhouse which is really spacious and is easily able to accommodate, two children, a dog, a cat and a fish!

“It gives us an extra family room downstairs so the children can have their space to play freely, leaving us with a lovely lounge that is calm, cosy and clutter free!” added Charlie. “The style and layout of this house just suits us so well.”

Bellway plays the generation game at the Oaks

There’s never been a better time to buy a new home in Wolverhampton

There’s never been a better time to buy a new home in Wolverhampton according to one of the country’s leading housebuilders.
Bellway, which has three developments in the city, says buyers should act now as the market in the West Midlands has turned a corner.
Latest figures from the Office of National Statistics show prices in the region rose by two per cent in the year to July 2013, but the average price of new homes stayed the same across the country.
Sales director for Bellway West Midlands, Stephen Rose, said: “The market in the West Midlands has been slower to recover than other parts of the country but these figures confirm it has turned a corner.
“The fact that average newbuild prices have stayed the same demonstrates the value for money buying new offers.
“New homes are more energy efficient, you can buy without a chain and you can choose options or upgrades for various rooms. With Help to Buy making new homes affordable for first-time and existing buyers, there has never been a better time to buy.”
Buyers need a five per cent deposit and 75 per cent mortgage to secure a home using Help to Buy. The remaining 20 per cent is provided by the government as an equity loan which is interest-free for five years.
