There’s never been a better time to buy a new home in Wolverhampton according to one of the country’s leading housebuilders.
Bellway, which has three developments in the city, says buyers should act now as the market in the West Midlands has turned a corner.
Latest figures from the Office of National Statistics show prices in the region rose by two per cent in the year to July 2013, but the average price of new homes stayed the same across the country.
Sales director for Bellway West Midlands, Stephen Rose, said: “The market in the West Midlands has been slower to recover than other parts of the country but these figures confirm it has turned a corner.
“The fact that average newbuild prices have stayed the same demonstrates the value for money buying new offers.
“New homes are more energy efficient, you can buy without a chain and you can choose options or upgrades for various rooms. With Help to Buy making new homes affordable for first-time and existing buyers, there has never been a better time to buy.”
Buyers need a five per cent deposit and 75 per cent mortgage to secure a home using Help to Buy. The remaining 20 per cent is provided by the government as an equity loan which is interest-free for five years.
The Iwan family bought their three-bedroom home at Bellway’s The Alders development in Gatis Street using Help to Buy. Wojciech Iwan said the mortgage repayments are exactly the same as the monthly rent on their previous home.
He said: “Without Help to Buy we wouldn’t have been able to afford to buy our own home. We are paying the same amount each month but I would rather pay the money to myself than give it to someone else in rent.”
Wojciech works as a warehouse operative and his wife Magdalena is an assistant in a Polish shop. They have a daughter, Lora, who is six, and a three-year-old son, Dorian.
Wojciech said: “We are all very happy to be in our new home. The process was straightforward and the Bellway staff guided us through it from start to finish.”
The Alders is a development of two, three and four-bedroom homes priced from £156,000 to £218,245. It is close to schools and leisure facilities and within walking distance of the city centre.
Bellway’s WV4 development has now sold out and at Boundary Park, Fordhouses, only the showhome is left to sell.
